Ok, thought id put this up to keep track of progress. If it bores you then feel free to f*#k off :lol: . Some of you have already seen this but for those who havent, here it is.

What started as a "well just go for a look and see what the auction goes for" type thing turned into the single biggest impulse purchase I have ever done. Once the hammer fell the only words i could mutter were oh f*#k, what have I done....still feel the same way. Heres why:

Seems to look OK initially until you look closer - it was/is a heap of s*#t. Exactly 20yrs old this year, 4 bedder plus study, ensuite, 650sqm block etc, so not too bad in that regard. Apart from a bit of rot in the bay window frames and sagging plaster in the garage roof, no structural damage. New floor boards and kitchen too. Annnnnnnd thats all there is to be excited about.

The couple that had it started doing a reno and then split, so as a result its got a brand new kitchen-with-bits-and-pieces-missing, new floorboards and thats it. The bathrooms are f*#cked, all the walls need painting as do all door frames etc, theres no skirting boards in the front area....and then theres the land scaping. The f*#cking joint looks like a jungle, could probably find Sylverster Stallone hiding out in there.

I love reno threads. We've almost completed a major reno to our house as well.

Those floor boards look awesome. The bathroom will be your biggest expense there but not so much if you do your research. Painting and landscape are just time consuming jobs that will reward you more the more effort you put in.

If I can help with any tips just ask mate...

Yeah the floorboards were just done prior to their split, kitchen is all new so thats one huge expense out of the way. Got a few tradies in the family so time to call in favours :lol: Speaking of bathrooms, just got 300x300x8 porcelain tiles in some choc/mocha looking colour off gumtree - $200 for 25sq m. f*#cking score!

Did you redo your bathrooms and if so fibreglass/porcelain shower base or tiled? Ive got enough tiles to do tiled in both bathrooms but if its going to get trashed by tennants not sure i want to make my cousin slave away tiling it for nothing.

Real estate photos dude, make it look better then it is. Like i said earlier, structurally sound [except for the garage roof/front bay windows] and decent for what i paid/area its in, but all the detail s*#t is f*#cked and the place is filthy - like, weve lived in here for 10yrs and were disgusting c*#nts flithy. Carpet in the bedrooms for eg is 1yr old, ill post a photo of it when i get the keys friday. Put it this way, its borderline tearing it out.

We did our main bathroom about 4 years ago and the ensuite went in with this renovation. Both are tiled shower recess areas. It looks more a part of the bathroom and an experienced tiler would knock it over in no time. Just be sure that they look at redoing the waterproof membrane either way you go....

Most likely going tiled, my cousin is keen to do it as long as my old man relocates the drainage plumbing. Prob going to be going rectangular drainage @ end of shower like the new houses.

Havent done much, after getting the keys friday i have decided there is no f*#cking way i am moving in or sleeping in here until the place is repainted and finished. Its f*#cking filth, my garage is cleaner and ive been rubbing down highfill in there for a year. And truth be told my garage is pretty messy atm :lol:

Bathrooms will get started this weekend, going to look at some vanitys after work on friday - found a joint that does them cheap around the corner from my work. Full laminated modern cabinets, stone benchtop, ceramic basin including taps mirrors etc....$450. If they still have them left im getting two, one for ensuite one for main. Also need two toilets as these ones are f*#cked.

Anyway, about the only thing i got photos of before i f*#cked my phone up the other day. Should explain how run down the place is at the moment...

LOVE RENOS!!! Im currently building a deck of my patio atm and making a full feature as the rear of the house is going to be getting sub divided for a another house on the back ( Double income 8) )

I can see ALOT of potenial in this house :), I have one of those bush's in my backyard (the one where the young fella is standing) and it grows quick and mutiplys like crazy.

Have your ripped your bush/tree/jungle thingy out yet or nah? Worried about the roots, they are like ropes and a good 5m long. Been told apparently these things grow back like no tomorrow so keen to make sure they dont return.

House will get there, just needs work. Bit like my gemini actually lol

Yeah i ripped it out and then it came back :( , so i googled *how to kill trees* and i ended up getting *round up* and drilling a few holes in the base of the tree. You wanna get it around 100mm in the base, pour some round up in the holes and it will eventually die. Take all the clippings to the tip/dump or if you leave them "behind the shed" as per say, they will ground and start again :roll: .

c*#t of a tree. Dad was saying to drill it and pour acid wash into it to kill it off. Kills plants fast....except for gumtrees apparently [ask me how he knows that :lol: ]

No need to take the clippings to the tip, our council gives us full-size wheelie bins collected fortnightly for the green waste. This was after i filled up mine AND my dads:

Anyway, came to the house one day after work to find a strange van in the driveway. Went to unlock my door....erm, key doesnt fit in the lock? Turns out my cousin was driving his work van and him and my old man had let themselves in. Dad changed the locks on the doors and neglected to tell me :lol:

Has since been grout filled, hes waiting for me to paint the walls and window frame before he can do a 150mm high tile skirt around the edges.

Meanwhile, the old man got stuck into the main bathroom. Typical tho he doesnt wait so ive got no photos of s*#t in progress.

Made a 6x2 frame for the bath and lined it with cement sheeting. Once weve cut the floor to recess the tiled showerbase we need to waterproof it and start on the tiling.

Now, completely random q - anyone tried spraying doors/walls/trims etc with a spray gun, and if so how did it come out?

Plodding along slowly. Master bathroom is now re-sheeted and waterproofed. Got a killer price on waterproofing through my god daughters mum [$70 for 15l, farkin bang!]

Moved the plumbing on the shower area to the center of the wall - farking builders need to be shot. See previous post for genius placement of taps [right against the shower screen].

Should hopefully have the floor and bath hob tiled this weekend inbetween doing other odd jobs.

While we were laying the membrane and waterproofing in the master, the old man started demolishing the ensuite. Typical of the old wog, he doesnt believe in working slowly. As a result i have no pictures of the ensuite before, only during...

Also, finally got the rangehood ducting in. The previous owner/whoever installed this is a massive dickhead. They left all the protective peel-off plastic stuck on the back and didnt put the ducting in - only way to get it in is to take the rangehood back off the wall. Ohhh thats too hard so well just leave it.

Coming along nicely mate... Love the splashback. We were going for something similar but due to a big f*ckoff red feature wall we though it might be a bit too much. Keep us updated... :)
